Condos and Flats // City of Richmond
The large majority of the really UPSCALE condos in the city are located in the following projects - Vistas on the James, Rocketts Landing, Ginter Place, Riverside on the James and Lock Lane.
There are several other projects that offer fun and nicely appointed spaces, but they are either smaller or not as grand as those mentioned above. Several loft projects have been developed in Industrial Manchester (the Decatur, Manchester Pie Factory, Warehouse 201 and Old Manchester Lofts) with some spaces that could be considered to be luxury (Decatur and MPF, mostly), but the lack of neighborhood amenities has undermined the market's willingness to embrace the quickly emerging Industrial Manchester neighborhood.
The Vistas Tower, located along the burgeoning Canal Walk, is arguably the most stable of the three and offers the most commanding views. Riverside on the James, located at the opposite end of the Canal Walk, was initially designed to be an upscale tower-based apartment project and was converted mid-stream to condos during the early 2000's. The finish level in Riverside on the James is more pedestrian and any luxury units in the building were the result of an individual owner's renovation efforts.
Rockett's Landing, which straddles the Henrico/Richmond line at the bend of the James River east of Downtown, is a massive 'New Urbanist' project featuring multiple condo buildings, commercial spaces, several successful restaurants and pool/clubhouse/workout space.
